Start with the documents

Different ways to review your income.

The right starting point depends on how you earn, how your business is organized and the home you want to finance.

Tax-return income

Self-employment does not automatically rule out a conventional mortgage. A review of personal and applicable business returns helps establish stable income, business trends and the income available to you.

Bank-statement options

For eligible borrowers, a bank-statement mortgage may use personal or business bank statements instead of tax returns to document income. Deposits still require review; total deposits are not automatically qualifying income. Terms and documentation depend on the program.

Several income sources

Salary from your company, business earnings, contract work or rental income may require different documentation. Review each source before assuming it can be combined for qualification.

Prepare for a useful conversation

Start with your goal and a clear picture of your business.

Tell Richard whether you are buying or refinancing, your timeline, how you earn income and the property’s intended use. He can then explain which documents to provide securely.

  • Business type, ownership and operating history
  • Personal and business tax returns, with relevant schedules, when applicable
  • Bank statements and current business financials, as requested
  • Available funds, existing obligations and any recent business changes

Document requirements vary. Do not send tax returns, account numbers or Social Security numbers through the website inquiry form. Use the secure application process for sensitive documents.

Common questions

Before you choose a loan.

Do I need a bank-statement loan because I am self-employed?

No. Start by reviewing your income and available documentation. A tax-return-based mortgage may fit; alternative documentation is another path to consider when appropriate.

Does a bank-statement loan mean no income review?

No. It changes how income is documented. Credit, assets, property eligibility and the ability to repay still matter.

Can I qualify if my income varies?

That requires an individual review. Explain seasonal patterns, recent changes and all income sources early so the documentation and financing options can be assessed together.

What if I am buying a rental property?

The property’s use matters. Explore investment-property financing and discuss your rental plans before choosing a program.
